This weekly housing report covers Saratoga, CA, in the San Francisco Bay Area region for saratogaca.city. It uses Zillow market data, Redfin's May 2026 housing-market data and Freddie Mac's weekly mortgage survey. Nearby city sites in the network include Los Gatos, Cupertino, Campbell and San Jose.

Zillow counted 59 homes for sale in Saratoga as of May 31, 2026 and 31 new listings during the month. Zillow put the average home value at $4,103,575, up 2.2% over the past year, with a median list price of $3,602,963.

Redfin's May 2026 market page reported 82 homes sold, compared with 89 a year earlier. Redfin's median sale price was $4,097,548, up 4.3% from a year earlier, and average days on market were 10 days, compared with 11 days last year.

By the numbers

Zillow listed the median list price at $3,602,963 as of May 31, 2026. Redfin's median sale price was $4,097,548 in May 2026. Zillow's average home value was $4,103,575. Zillow said homes went to pending in around 15 days as of May 31, 2026.

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.43% as of July 2, 2026, down from 6.49% a week earlier and below 6.67% a year earlier.

What changed from last year

Redfin's year-over-year sales count decreased from 89 to 82. Average days on market fell from 11 days to 10 days. Redfin's median sale price was up 4.3% from a year earlier.

Zillow's May 31, 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
