This weekly housing report covers Saratoga, CA, in the San Francisco Bay Area region for saratogaca.city. It uses Realtor.com local-market data, Zillow home-value data, Redfin's May 2026 housing-market data and Freddie Mac's weekly mortgage survey. Nearby city sites in the network include Los Gatos, Cupertino, Campbell and San Jose.

Realtor.com counted 94 homes for sale in Saratoga as of June 2026, while Zillow reported 31 new listings during its latest monthly period. Zillow put the average home value at $4,103,575, up 2.2% over the past year. Realtor.com listed the median asking price at $3,998,000 as of June 2026.

Redfin's May 2026 market page reported 82 homes sold, compared with 89 a year earlier. Redfin's median sale price was $4,097,548, up 4.3% from a year earlier, and average days on market were 10 days, compared with 11 days last year.

By the numbers

Realtor.com listed the median list price at $3,998,000 as of June 2026. Redfin's median sale price was $4,097,548 in May 2026. Zillow's average home value was $4,103,575. Zillow said homes went to pending in around 15 days as of May 31, 2026. Realtor.com reported average days on market at 39 days in June 2026.

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.49% as of July 9, 2026, up from 6.43% a week earlier and below 6.72% a year earlier.

What changed from last year

Redfin's year-over-year sales count decreased from 89 to 82. Realtor.com average days on market rose from about 29 days to 39 days. Redfin's median sale price was up 4.3% from a year earlier.

Realtor.com's June 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
